Tax prep work has been chugging along.

This year corporate decided that as part of their push to increase our virtual services, they would rework our entire tax prep program so that it can ONLY open from within the new WorkCenter program they introduced a couple years ago, and also that it is now [program name redacted] Online!. We were assured that the actual tax prep parts remained 95% the same, but... uh...

Look, we had finally gotten the previous iteration of the tax prep software knocked into shape after six or seven years -- all the old bugs had been fixed and the only issues were related to yearly changes in tax law or tax forms. And now EVERYTHING IS BROKEN. It is massively frustrating, and there are no estimates for when any bugs will get resolved.

Anyway, I've been doing a handful of returns and also making some solid progress on my cross-stitch projects during slow periods.

In rental office news, we just had another tenant abruptly move out. Their explanatory email said they'd been sexually assaulted by another tenant on their floor, but didn't name the alleged assailant or provide any details of when/how/what was going on, so we're kind of floundering around like, "Oh shit, are our remaining tenants in danger???" And also, is that newly ex-tenant going to be okay???

So that's a thing. :(

(Also the move-out retroactively provides context for a phone call Mr. Geniality received from a therapist a month ago wherein the therapist was so vague -- presumably for HIPAA reasons -- that he couldn't figure out what the hell they were talking about beyond that it was related to a tenant in [building name redacted].)

Today I staged an apartment on the Commons and took photos and video. I had staged it and taken photos back in 2020, but that was before I had really gotten the hang of staging so the photos were badly lit and super minimalist, and also we had no video. The fall tenant upgraded to a studio vacated by a different tenant who abruptly moved to New England for... some combination of family and medical reasons, I think? So I figured I'd take advantage of the temporary vacancy to get some better photos and a video. (We have at least two people actively trying to rent the unit.) But eesh, I forgot how much I hate hauling staging materials up two flights of stairs. I took a bunch of ibuprofen but my body still dislikes me tonight.

I also taped up "how to use the card reader" signs in assorted laundry rooms, because recent software upgrades killed the touch/tap function and apparently a lot of college students don't understand how to swipe credit cards anymore? Hopefully the signs will reduce the number of "Help, the washer won't accept my card and I need to do laundry tonight!" emails and phone calls we've received over the past few weeks.

Tomorrow I intend to stage one of the dorm-style shared housing rooms. If Maintenance still hasn't found a new microwave or vacuumed the floor, I will just do that myself because I NEED those photos and video.

Right now, though, I think I will get ready for bed because I have had a LONG DAY (10-5:15 at the rental office and then 5:30-8pm at Not the IRS), and I intend to work 9am-6pm tomorrow to make up for leaving the rental office early. God I want some sleep.
